Speed to lead is important here! Call the lead at least 7 times in 30 days and Text the lead at least 4 times in 30 days.

Remember, this lead is likely in a stressful situation so they will be either working or escaping their stress by trying to relax.  This makes them generally less available to talk to someone new on the phone.  Most of the cash offer leads came from display ads on Youtube so they were enjoying themselves with entertainment and happened to see this ad.  This means a lot of attempted contacts from you is key.

(While at the property and after walking the home) 

“I love (insert feature you like) in your home!  We can wait for the other offers to come in but I also have worked up a CMA of your property value.  Most investors are going to offer sixty cents on the dollar and I think if we put it in the MLS and allow the free market to bid on the listing, you’ll make (insert amount) more.  Do you have 10 minutes to review the CMA numbers?”
